“I am always surprised to learn that many investors are willing to hire the cheapest property management firms. Managing a property can be complicated business and it is a major operation to do well. A lot of things can go wrong, especially in the reporting and financial data. Woodmont might be 50 to 100 basis points more than some of the PM firms out there, but they are worth it because they save me time and money. Think about an asset that is generating an annual return of about $1 million. Saving 1% point on a PM fee is a small amount. You can burn through that paying CPAs for audits, having to restate financial documents to limited partners, and that sort of thing. Woodmont’s accounting and reporting team has four or five people associated with producing their financial reports. The added management process and results speak for themselves.
