SUTTER NORTH BAY HEALTH PLAZA, SANTA ROSA, CA

CHALLENGE

The Commercial Division of Woodmont Real Estate Services was hired for property and construction management by an investor who purchased this Santa Rosa building that was antiquated and had been empty for many years.

SOLUTION

Working with the architect, engineer and general contractor in a project management role, Woodmont managed the $2 million renovation project and helped the owner reposition the building as contemporary executive office space. The renovation’s scope included new elevators, new entrance doors, 10 renovated restrooms, new lighting, ceilings and landscaping as well as updated signage and a new reception area. Once construction updates were complete, the asset was rebranded and marketed as Landmark Executive Center.

RESULTS

Under the Landmark Executive Center brand, new ground floor retail was quickly leased with desirable tenants, which added immeasurable value to the property and helped with the subsequent lease up of the office spaces. Thanks to its proximity to Sutter Health’s new hospital located a few miles away, the healthcare provider leased considerable space in the new building for an imaging center, family medical as well as multiple specialist practices. In 2013, the property was sold to new ownership, American Healthcare Investors, generating a strong ROI for the seller and was renamed Sutter North Bay Health Plaza. Woodmont Real Estate Services continues to manage the property for the new owners.
