Marketing Manager

Corporate Marketing in Belmont, F/T (40 hours)

Under the direction of the VP, Marketing & Education, this position is responsible for developing, facilitating, and implementing individual property’s marketing materials and managing success-orientated marketing programs designed to maximize the bottom-line performance for the properties. The Marketing Manager is service-oriented manager who provides strong team leadership in setting, communicating, and achieving property and company objectives. They are creative, provide service in a helpful, friendly, and professional manner and interact directly with stakeholders at all levels; including clients/client representatives, executive management, staff associates and vendor partners, to ensure marketing efforts are managed efficiently and effectively. The Marketing Manager consistently demonstrates a superior knowledge of all marketing trends related to the multifamily marketplace.

General Responsibilities:

  • Support all marketing initiatives for the company, department, and properties. Act as liaison between field team members, vendors, clients and VP, Marketing & Education daily.
  • Evaluate marketing program compliance by site teams and determine direction to improve existing and recommendations for new initiatives; collaborate with Training Director to create and deliver training for site teams as needed.
  • Manage a comprehensive range of marketing projects, processes, procedures, and vendor coordination responsibilities. Provide updates on all project management functions, ensure project deadlines are met within required timeline and within budget.
  • Research new programs and tools, negotiate competitive pricing, and provide recommendations to executive management for approval and implementation.
  • Create comprehensive Lease-Up marketing plans and recommendations for executive management approval.
  • Shared responsibility for regular property visits ensuring physical quality of property assets, office/model meets company standards and staff quality image is maintained, recommend changes as necessary.
  • Assist property teams with RealPage, OneSite and Marketing Center information, software, and settings. Coordinate with vendor and Woodmont staff to ensure accurate staff usage and content.
  • Perform other duties and responsibilities as required.

Website & Internet Marketing Lead:

Manage and implement content for property websites, analyze website traffic and analytics and report on performance changes and ROI to executive management and directly with clients.
Lead responsibility for creating and monitoring effective online listings. Including, communicating directly with clients to develop and approve content, audit community compliance with online advertising listings, and coordinate with the online listing services to optimize property advertising (includes paid and unpaid (Craigslist) services).

Social Marketing & Online Reputation Lead:

  • Maintain solid understanding and stay current with emerging trends and new procedures for social media platforms and digital marketing opportunities; recommend program changes as needed.
  • Lead manager responsibility for all social media marketing initiatives: • Communicate directly with clients and regional and property managers to implement and maintain effective, positive social media presence.
  • Work with vendors to develop programs, negotiate pricing options & make recommendations to executive management.
  • Develop and recommend social media strategy for properties based on individual business goals.
  • Implement programs & training for site teams related to social media with Training Director.
  • Manage posts including, original posts, cobranded posts with neighborhood merchants & target audience aligned services, oversee 3rd party vendor posts.
  • Supervise 3rd party social media sites to implement all new and ongoing social media pages for every property, ensure pages reflect correct information and work with sites to edit pages if necessary (Google, Facebook, Instagram, Yelp, etc.).
  • Manage 3rd party vendors handling online reputation tracking, review & response for corporate and individual MF properties. This includes but is not limited to tracking current property standings through online reputation tracker, reporting analytics, recommending specific responses, managing 3rd party vendors programs, new recommendations & budgets.

Minimum Skills Required:

  • College graduate; Marketing degree preferred.
  • Minimum of five years’ industry experience with proven marketing, merchandizing, sales and sales management and customer service skills.
  • Knowledge of tenant and applicable federal state and local laws, codes and regulations pertaining to the multifamily industry.
  • Demonstrates excellent customer service and ability to interact effectively with people at all levels within the company and outside resource vendors. Excellent interpersonal skills.
  • Responsive, detail-oriented and organized with strong project management skills. Proven ability to multi-task, work for multiple supervisors.
  • Excellent design skills and proficiency with design software (InDesign); able to create and update collateral material and presentations
  • Demonstrates good judgment and ability to work well independently on projects as well as part of a project team.
  • Exceptional written and oral communication skills.
  • Advance level proficiency with technology platforms, including MS Office (Word, Excel, PowerPoint, and Access), Adobe Acrobat, social media platforms (GMB, Facebook, Yelp), Outlook.
  • Experience with RealPage or other property management software a plus.
