Summary:

Woodmont’s Building Services Department is currently seeking an experienced Project Manager with experience working on multifamily apartment community projects to join and help grow our firm. The Project Manager position is geared towards an individual who has a successful track record and is driven by personal achievement, able to self-manage, has strong communication and analytical skills, and is able to manage large networks of projects and prospects.

Responsibilities include:

  • Accountable to the Building Services department head, and an integral member of the building services team. Serve as back up to department head as needed.
  • Inspect and evaluate building conditions, including the derivation of anticipated costs for owner consideration. Coordinate with regional managers to present options to ownership, including site visits for review and discussion as needed.
  • Assist regional managers with budgeting questions and solutions
  • Generate work scopes according to owner preference; include multiple repair options should budgets require limiting work in any calendar year
  • Solicit bids for anticipated work scopes; hold bid walks to ensure understanding of, and compliance with the final specifications so bids are easily comparable. Generate comparison spreadsheets as requested.
  • Award the contract to the successful bidder, and coordinate the generation of complete and accurate contract paperwork
  • Maintain, and revise as necessary, complete specifications for all work scopes (ex: roofs, asphalt, concrete, repaints, dry rot repairs, etc)
  • As the owner’s representative, ensure site safety for workers, employees & tenants, monitor costs, oversee scheduling, and maintain quality of all construction projects. Coordinate with architects, engineers, building departments, and any administrative authority as necessary.
  • Ensure compliance with all environmental regulations related to lead and asbestos
  • Ensure compliance with ADAAG as applicable; recommend and integrate upgrades into all projects
  • Work with the regional managers and site staff to modify schedules and projects when necessary
  • Evaluate and approve change order requests; include cost and progress updates to regional manager and ownership as directed
  • Evaluate construction quality, completion status, and adherence to design standards.¬† Assist in resolution of warranty issues.
  • Have overall responsibility to track and evaluate contractors, consultants, design professionals and sub-contractors for use on future projects
  • Serve as environmental compliance officer for the Building Services department, overseeing all mold-related incidents
  • Respond to emergencies (fire, flood, mold, earthquake, vehicle impacts, etc) and ensure that company policies are followed and regional managers are updated throughout the process
  • Assist in preventative maintenance programs as administered by the department. Includes assisting with site shop safety reviews (OSHA)

Minimum Requirements:

  • Demonstrate proficiency with MS Project, Word, Excel, Access and Outlook
  • Strong technical, interpersonal and project management skills
  • Understanding of and compliance with company policies and protocols
  • Good verbal and written communication skills. Must be able to communicate effectively with the various owners, regional managers, site staff and other WRES employees
  • Ability to supervise, and train site maintenance staff related to safety compliance, proper repair methods, and emergency response
  • Ability to supervise multiple projects at various sites throughout Northern California
  • Able to participate in rotating emergency ‘after hours’ coverage, on-call and ERP (Emergency Response Plan) programs
  • Deep knowledge and understanding of building construction systems including but not limited to: roofing, electrical, plumbing, flashing, water proofing.

Education & Experience:

  • Bachelor’s Degree
  • Minimum 5 years experience in construction management, application of ADAAG and building code regulations, and competency in environmental compliance (asbestos, mold, and lead regulations).
  • Project Management: 4 years
  • Contractor’s License Preferred
